The Challenge
The City of Murrieta, California, sought to evaluate its potential as a future hub for bioscience industry expansion. Strategically located in the heart of one of the world’s largest urban regions, Murrieta aimed to understand its competitive advantages in attracting biotech, medical research, and life science organizations. City leaders needed a market-driven analysis to guide investment, land-use planning, and workforce development to position Murrieta as a super-regional center for bioscience innovation by mid-century.
How We Helped
Tripp Umbach partnered with the City of Murrieta to conduct a comprehensive market opportunity analysis. Through data collection, stakeholder interviews, and on-site evaluations, the team assessed supply and demand dynamics for bioscience real estate and employment. The study examined opportunities across healthcare, academia, and private-sector research, evaluating potential collaborations with universities, medical schools, and incubator facilities to accelerate sector growth.
The Impact
Tripp Umbach’s analysis confirmed that Murrieta is ideally positioned for bioscience expansion—offering available sites, an educated local workforce, and proximity to the University of California system’s research network. The planned build-out of 182,000 square feet of bioscience space is projected to generate $117.8 million in regional economic impact, support 705 jobs, and produce $1.2 million in local tax revenue during construction. Once operational, these facilities will add $340.3 million annually to the regional economy, sustain 1,657 jobs, and generate $3.4 million in annual tax revenue—establishing Murrieta as a leading force in Southern California’s growing biotechnology sector.
