Charleston’s Downtown Triangle District was positioned for revitalization, but the area lacked accessible, year-round, multigenerational recreational amenities. Local economic challenges, high poverty rates, and public health needs further underscore the demand for affordable, structured recreational programming that could serve families, schools, and community organizations while also supporting downtown activation and economic development.
How We Helped
Tripp Umbach conducted a comprehensive market opportunity assessment to evaluate the feasibility, operational model, and potential community and economic impacts of a multi-generational roller-skating facility in the Triangle District. The analysis examined regional demographics, drive-time trade areas, competitive offerings, participation trends, and revenue potential. We benchmarked comparable rinks, assessed programming strategies, and tested financial assumptions, while highlighting ways to maximize both utilization and sustainability. The study also considered the rink’s role as civic infrastructure, emphasizing public health, equity, and community development opportunities, including youth engagement, partnerships with schools and nonprofits, and downtown revitalization.
The Impact
The proposed Triangle District skating rink is projected to generate approximately $1.53 million in total annual economic impact, sustain 24 jobs, and produce $65,000 in local tax revenue under conservative assumptions. Serving as a year-round, program-led venue, the rink will support youth lessons, leagues, birthday parties, school and community group rentals, roller derby, and special events. By offering repeat-use activities that engage families and broader audiences, the facility is designed to enhance downtown foot traffic, activate surrounding businesses, and serve as a key anchor for Triangle District revitalization. Beyond economics, the rink provides accessible recreational opportunities, promotes physical activity, supports community wellness, and strengthens cultural and social ties in Charleston, positioning the facility as both a community amenity and an engine for economic and social development.
